Místico's next owner lives abroad. We know how to find them.
Expat Properties | CR proposes to become Místico's exclusive sales and marketing partner. We bring a multilingual team, a modern advertising engine, and the website craft to put all 865 acres in front of the buyers most likely to close.

Most Costa Rican brokerages still list a property and wait. We go find the buyer. Every listing we take gets its own digital campaign, its own website, and a team that answers in the buyer's language immediately whenever possible, and always within a couple of hours.
Meta advertising
Paid social that targets real buyers
Facebook and Instagram campaigns aimed at the countries, ages and interests that match each product, with retargeting that follows every site visitor until they're ready to talk.
AI-ready marketing
Found by ChatGPT, not just Google
Buyers now ask AI assistants where to buy. We structure every page so language models can read it and recommend it. We've already had a showing request come in through ChatGPT.
High-intent search
Search ads for people ready to buy
Google campaigns aimed at searches like "lots for sale near Jacó" and "retire in Costa Rica beach", rather than paying to win clicks on your own name.
Custom websites & tools
Sites that sell before we do
Interactive lot maps, build-and-price tools, payment estimators and single-property sites. Buyers explore, configure and qualify themselves before the first call.
In-person, abroad
Trade shows in our buyers' home markets
We take our projects to buyers in North America, most recently with our own booth at a show in Edmonton, Canada, with show-only offers and reservations taken on the spot.
Speed to lead
Every lead, answered fast
Our team is dedicated to speed to lead. We follow up with every lead immediately whenever possible, and always within a couple of hours, no matter what. Every inquiry lands in one shared CRM and gets a personal reply on WhatsApp, so nothing sits in an inbox.
How we monitor it
Every site and campaign is measured from day one.
We watch how buyers actually use each page, where traffic comes from, and how search engines see the site. If traffic drops, a page breaks or a campaign underperforms, we see it and fix it, usually before anyone else notices.

We also manage more than 60 vacation rentals. When an investor asks what a home will earn, we answer with real occupancy and real rates from our own books. That is the question every foreign investor asks, and few brokers can answer it.
The team
Fluent in the buyer Místico needs.
Our team includes Americans, Canadians, French Canadians, Costa Ricans and Guatemalans, plus Portuguese speakers. Each buyer works with someone from their own market, speaking their own language, who lives here.

Ticos are part of the market. Foreign buyers are most of it.
Místico is priced in dollars and marketed in English, and it offers what foreign buyers cross an ocean for: a Blue Flag beach, protected forest, turnkey homes and a community already up and running. Sooner or later, most of these homes will sell to someone who doesn't live in Costa Rica yet. Finding those buyers is what we do every day.
We'll still run a dedicated Spanish-language campaign for affluent buyers in San José's west side, Escazú and Santa Ana, who want a weekend home 90 minutes away. That campaign supports the main effort, which is reaching foreign buyers.

Proposed split of paid media at launch. We'd adjust it monthly based on cost per qualified lead.

Prices in US dollars on every product, from $155,000 lots to $895,000 homes.
The lead form opens with +1 and lists +44 and +52 before +506.
The 2026 Sales Partner Kit is written in English for brokers to present to their clients.
Amarena, the clubs and the planned international school are built around how foreign families and retirees live.
The developer budgets an English-language Google Ads campaign to send traffic to the "own" page.
The location
A surf beach, minutes from Jacó, 90 minutes from San José.
Few beach communities in Costa Rica are this close to the capital. Buyers get Playa Hermosa's surf and quiet, Jacó's restaurants and services a short drive away, and San José's hospitals, airport and city life in an easy morning drive. We'd make this the center of the campaign.

Swipe the map to see San José and Manuel Antonio.
Retirees
San José's private hospitals, including CIMA, Clínica Bíblica and Hospital Metropolitano, are a day trip away. For buyers over 60, that answers their biggest worry about living at the beach.
Investors
Jacó is one of the country's best-known beach towns and among the closest to San José. Weekend visitors from the capital and international tourists keep rental demand strong.
Families
An international school is planned inside the community for 2028. Families also get trails, lakes, horses and surf, and the city's private schools are within reach.
Lifestyle buyers
Surf at Playa Hermosa, dinner in Jacó, fishing at Los Sueños, and Manuel Antonio and Carara National Parks nearby. This is the "Pura Vida" lifestyle buyers have pictured.
Drive times are from Místico's own brochures and partner kit; the map is illustrative. Every figure would be confirmed with the Místico team before any ad runs.
Your marketing today
A remarkable product, marketed below its potential.
We reviewed Místico's website, paid search, landing pages, broker kit and brochures. The raw material is excellent. The gaps are in how buyers find it, how leads are captured, and how consistently the story is told. These are fixable problems, and they're the same ones we solve for every listing we take.

The Google Ads landing page, misticobeachcr.com/ownIt looks good to a visitor. To search engines and AI assistants it's nearly empty: the page title is "Own", there's no description, and the visible copy loads from a script on a separate Netlify site.
1
Search engines can barely read the main ad page
The page's HTML has 97 words, no headline and no description. Google may render it eventually, but social previews and many AI crawlers see an almost empty page. It also weighs 1.6 MB and takes over three seconds to load.
Our moveRebuild landing pages as fast, fully readable pages, one per audience and product, each with proper titles, descriptions and structured data.
2
Little organic reach beyond the brand name
Traffic is below the threshold that public tools like Similarweb measure. The keywords it does register are almost all branded: "mistico", "mistico cr", "playa hermosa". Buyers who don't already know the name aren't finding Místico.
Our moveA content program aimed at buyer searches: Playa Hermosa and Jacó real estate, retiring near San José, beachfront lots in the Central Pacific, plus guides AI assistants will cite.
3
Ad budget spent on your own name
The current Google campaign bids on brand searches. Meanwhile Místico lots and homes appear on Encuentra24 and on several brokerage sites in different words, at different prices, with different photos. The buyer sees a scattered story.
Our moveAs exclusive partner we'd take charge of every listing, so there's one price, one set of photos and one message, and put paid spend into reaching new buyers.
4
The numbers change from piece to piece
The lakes are listed as 74.1 acres in the partner kit and on the landing page, "70+ acres" elsewhere in the kit, and "150+ acres" on the homepage and in the home brochures. The kit points to misticocr.com, while ads point to misticobeachcr.com.
Our moveOne approved fact sheet behind every ad, page and brochure. Each figure is checked once and used the same way everywhere, on one domain.
5
Beautiful brochures, ready for an English edition
The Casa Lino, Casa Ylang Ylang and Sabbatical Collection brochures are some of the best material in the market, and they're written in Spanish. Most buyers at $845,000 to $895,000 will want to read them in English.
Our moveEnglish versions of every brochure and page, Spanish for the local market, and French and Portuguese for the key pieces.
6
Leads leave through an unmonitored side door
The landing page form posts straight from the browser to a Zapier webhook, with no confirmation that the lead arrived. Without a confirmed conversion, Google and Meta can't learn which clicks turn into buyers.
Our moveServer-side lead capture into our CRM, conversion signals sent back to Meta and Google, and a WhatsApp reply in the buyer's language right away, always within a couple of hours.
7
Site housekeeping and reputation
The same article is published five times under different addresses, old landing and test pages are indexed, the footer still reads 2024, and the Español link goes nowhere. The Telenoticias right-of-response posts also appear in brand searches.
Our moveClean up the index, then push a steady flow of positive content (owner stories, conservation results, press) so that is what buyers find first.
8
Many brokers, but no one in charge of results
An open partner kit puts Místico in many brokers' hands, but no one firm is accountable for the full process from ad to closing. Each broker markets a little, and none of them builds the brand.
Our moveOne exclusive partner accountable for the whole funnel, with outside brokers still welcome to bring buyers through a clear co-broker agreement.
9
The scale of Místico isn't being told
Místico is planned as a full town: 13 neighborhoods, hotels, clubs, a medical center, a school, shops and a refuge. The current marketing sells individual townhouses and lots, so buyers never see the master-planned community they're buying into, which is the part that justifies the price.
Our moveLead every campaign with the big picture, then break it down: one main site built around the master plan, a page for each neighborhood, and a page for each product and community feature.
Brand direction
One name, one story, everywhere.
Today Místico goes by a different name and a different promise depending on where a buyer meets it. Before we build anything, we'd give the whole community one brand system: one name, one line, one palette, and a simple way to organize 13 neighborhoods so buyers can understand them.

MÍSTICO
Playa Hermosa · Costa Rica
Half wild, forever.A planned coastal town where more than half the land stays protected for good. Surf, lakes, forest and a real town, in one place.
The mark
The turtle shell
The sea turtles that nest on Playa Hermosa are the most Místico thing there is. The shell becomes the community's main icon: many plates forming one shell, the way many neighborhoods form one town.
It leads on the website, signage, social profiles, brochures, merchandise and every campaign, always paired with the Místico name.

How it sounds
Show the town first
Lead with the whole community, then the neighborhood, then the home. Never a townhouse on its own.
Proof over promise
The refuge, the rescue center, the families already living there. Real things, photographed honestly.
Bilingual by design
Every piece in English and Spanish from day one, with French and Portuguese for key materials.
A concept for discussion. Místico's name stays, now paired with the turtle shell as its main icon, and this system organizes everything around them. District names, colors and the tagline would be refined with the Místico team.
Proposed Místico website
One website, with your master plan as the front door.
Místico is planned as a complete, North American style master-planned community: 13 neighborhoods, hotels, clubs, a medical center, a school, shops and a wildlife refuge on 865 acres. None of today's marketing shows that scale. Buyers see one townhouse at a time.
We'd lead with the big picture. The main site opens on this map, and every neighborhood, development and community feature becomes a link into its own page. A buyer in Toronto understands the whole town in one glance, then goes straight to the home they want.

Promotions
Offers that move buyers from interested to closed.
Foreign buyers take longer to decide, and every month a unit sits costs Místico money. These are offers we'd test in the campaigns, each with a deadline or a reason to act now. Every number is a starting point to model with your team.
Close fast, save more
Closing cost credits by speed
A credit toward closing costs that shrinks the longer a buyer waits. It mirrors the speed-based commission the Sabbatical team already offers brokers, applied on the buyer's side.

2%Close in 60 daystoward closing costs

Multiple units
Buy two, save on the second
A discount on a second unit or lot, with tiered pricing for investors buying three or more. A "neighbors" version for friends and family buying together.
Example: 5% off the second home or lot.
Turnkey
Furniture package included
The home comes furnished and ready to live in or rent, or the buyer gets a set credit toward a designer package.
Example: package included on reservations made this quarter.
Upgrade
One free upgrade
The buyer picks one: solar panels, an outdoor kitchen, a pool heater, smart home controls or an upgraded finish package. Easy to explain and easy to feature in ads.
Example: for pre-sale reservations in Bahía Blanca and Bahía Verde.
Rent-ready
Rental launch package
For investors: furnishing, professional photos, listing setup on Airbnb and Vrbo, and the first months of management handled by our rental team.
Example: first three months of management fees waived.
Discovery trip
Your stay is on us
Buyers who visit and reserve within 30 days get their stay at Amarena credited back at closing. It puts serious buyers on the property, using Místico's own hotel.
Example: up to three nights credited at closing.
Founders pricing
Price steps in each new phase
The first buyers in each phase get the lowest price, then the price goes up after each block of sales. Publishing the next price creates honest urgency.
Example: price rises after every five units sold.
Membership
Founding club membership
Early owners get a founding membership at Madresal Beach Club or the Aire Sports Club once it opens, a lifestyle perk that costs little and sells the community.
Example: first year of membership included.
Owner referrals
Owners bring owners
Current owners earn a credit toward HOA fees or club membership when someone they refer buys. Happy owners are the most believable marketing Místico has.
Example: one year of HOA fees credited per referral.
Events & shows
Show-only offers
Exclusive perks at trade shows and buyer events in North America, with a refundable reservation deposit so buyers can commit on the spot.
Example: a refundable deposit held for 14 days.
All offers are ideas for discussion. Percentages, limits and timing would be set with Místico's team and run as time-limited campaigns we can measure.

What exclusivity looks like
One team, one story, accountable for every sale.
Give us exclusive representation and we'll take full responsibility for Místico's marketing, from the first ad a buyer sees to the day they get their keys.
We become Místico's exclusive listing agents
Every home, lot and apartment is listed and marketed by one team, with one price, one set of photos and one message.
Outside brokers are welcome, and paid
We love and encourage other brokers to bring us their buyers. When they do, we split the 6% commission with them.
Client registration on every site
Brokers register their clients directly on the Místico websites, so their buyer is protected from the first click.
Unbranded marketing for other brokerages
Ready-to-share unbranded sites, brochures, photos and videos that any brokerage can send to their own buyers.
Why we ask for exclusivity
Our marketing reaches everyone's buyers.
We put a great deal of time, money and energy into creating and promoting Místico's marketing. Much of it will reach buyers who already work with another broker. Exclusivity protects that investment when it does, and it's what lets us keep investing at this level.
For every buyerWe give 100% to every potential buyer, whoever their broker is.
For the developerPeace of mind that every buyer, from every source, is being moved toward closing.
